These terms explain how to use the-selection.com, what you can expect from it and what we expect from you. They apply to every visit, whether or not you send a request.
The website the-selection.com (the “website”) is published by The Selection, a single-shareholder simplified joint-stock company whose registered office is at 50 avenue des Champs-Élysées, 75008 Paris, France (“The Selection”, “we”).
These general terms of use (the “terms”) apply to anyone who visits the website (“you”), wherever they are and whatever their screen: computer, tablet or phone.
By browsing the website or using any of its services, you accept these terms. If you do not accept them, we ask you not to use the website.
These terms are supplemented by three other documents, which can be consulted at any time:
The Selection presents a collection of luxury villas and chalets for rent, assists its clients in purchasing a residence and arranges private concierge services.
The homes presented belong to their owners: The Selection does not own them. They are offered to us either directly by these owners or by the rental professionals with whom we work.
The website allows you to:
Access to the website and viewing the properties are free of charge. At present, no payment is requested or made on the website.
The website can be used without registration: there is no customer account and no password.
The website is written in French and offered in English, Spanish, Portuguese, German, Russian and Arabic. Depending on your country, it may be displayed directly in your language; you can change it at any time from the menu.
Certain preferences are stored only on your device: your favourite villas, your language, your currency and your search dates. Clearing your browser data deletes them.
During your visit, the website also keeps a record of where your visit came from and of the pages viewed; this information is only passed on to our team together with a request you send us.
If you share your list of favourites via a link, anyone who receives that link can view it.
Your equipment, your internet connection and their costs remain your responsibility. The website is designed to remain available at all times; a temporary interruption is nevertheless possible, for example during technical work.
We may at any time change, suspend or close the website or any of its services, and remove a property from the collection.
The descriptions, photos, features, amenities and rates of the properties are based on information published or provided by their owners and by our partners; the descriptions are written by our team. We regularly update rates and calendars, but this information remains indicative.
Prices: unless otherwise stated, prices are shown in euros, per week, for the rental of the entire home. The “from” price corresponds to the lowest published rate; the price of your stay depends on the period chosen. For some properties, the price is provided on request.
Taxes and fees: in Saint-Barthélemy, the tourist tax (5%) and the service fee (10%) are added to the rent; they are shown on the property page and in the estimated total. For other homes, taxes, the security deposit and any fees are specified on the property page or confirmed by our team along with availability.
Other currencies: converted amounts are indicative; only the amounts in euros are authoritative.
Availability: calendars are updated regularly and may not reflect a very recent booking.
Maps and distances: for the sake of discretion, maps show each home within its area, never at its exact address; distances are given for guidance only.
Photos: they illustrate the property as it was presented to us; the layout, decoration or amenities may have changed since the photos were taken.
Before any booking, our team confirms the price, terms and availability to you in writing: only this confirmation is authoritative.
Have you spotted an error on a property page? Write to us: we will check it and correct it if necessary.
You can write to us via the forms on the website, by email or by WhatsApp. A request for information, availability or a proposal is simply a first contact: it commits neither you nor The Selection.
On the villa and chalet pages, the “Book” button lets you send a free pre-booking: your dates, the number of travellers and your contact details are sent to us in a single step. No payment is requested at this stage.
When the rates for the period are published, an estimated price is shown before sending; it is calculated from these rates and confirmed to you along with availability. Otherwise, the exact price is given in our reply.
Our team then checks availability with the owner or manager of the home and replies to you, normally within 24 hours. If the home is available, you receive the confirmation, the final price and the payment link; if not, we may suggest other homes.
Before payment, our team also informs you of the conditions specific to the home, in particular the security deposit and the cancellation conditions.
Until you have paid, you remain free not to proceed. The booking only becomes final upon receipt of payment, in accordance with the general booking terms.
The “Concierge” button opens an assistant that helps you refine your search (destination, dates, travellers, budget, wishes) and suggests homes from our collection.
When you write to it freely, its replies are generated by artificial intelligence (Claude, developed by Anthropic). If this service is unavailable, a guided-choice version without artificial intelligence takes over.
The concierge only suggests properties presented on the website. Its replies are indicative and may contain errors: always check important information on the property page or with our team.
It cannot confirm a booking, block dates, or grant a discount or a special price.
When you leave your contact details with it, the concierge passes on to our team your request, the text of your conversation and, where applicable, its summary, as well as the pages of the website you have viewed. An advisor then replies to you personally.
Please do not share sensitive information with it (health, bank details, identity documents, etc.) and use it only to prepare a stay, a purchase or a service. The number of messages is limited over a short period to prevent abuse.
The Selection arranges, on request, services around your stay: private chef and sommelier, private transport (chauffeur, helicopter, boat), massages and wellness, reservations at our partner venues, security and discretion.
A concierge request, sent from the website, by email or by WhatsApp, is without obligation. Before any confirmation, our team sends you a proposal specifying the content, price and terms of each service.
Where a service is provided by an external provider, that provider's own terms may apply; they are then indicated to you in the proposal.
The Selection assists people who wish to buy a villa or a second home, from the search for the property to the completion of the project. The public pages of the website contain no listings and no sale prices.
Information about a property for sale is only provided after an initial conversation, in confidence. It is given for information purposes only and does not constitute an offer for sale.
Owners: the “Entrust us with your villa” form allows you to present a home to us for rent or for sale. Your request is reviewed by an advisor and is never published. Sending it does not commit you or The Selection; any collaboration is agreed separately with you.
Online estimate: for a rental, the “Estimate your property” tool gives an indicative range, calculated from the starting prices published for comparable homes in our collection. The calculation is carried out in your browser: no data is sent to us. It is neither a professional valuation nor a promise of income.
For a precise estimate, whether for a rental or a sale, an advisor reviews your home.
The Selection Privée brings together confidential properties: off-market sales and villas rented out a few weeks a year, outside the platforms. The public page presents some of them, with blurred photos and prices on request.
Access to the full selection is on request. After a conversation with our team, you may receive a personal link to these properties and their pages. Our team may also send you a link to the presentation page of a specific home.
These links are valid for a limited period. Once expired, they no longer open the page: simply ask us for a new one.
They give access to confidential information reserved for you. Please do not publish or forward them without our consent, and do not save or distribute the photos they contain.
The website and its content (texts, descriptions, photos, the “The Selection” logo and name, layout, selection and presentation of the properties) are protected by intellectual property law. They belong to The Selection or to their respective rights holders: owners of the homes, partners, photographers and authors of photos published under a free licence.
You may consult the website for your personal use and share the link to a page. Any other use, such as copying, publishing, adapting or exploiting all or part of the website, in print or online, requires our prior written consent.
In particular, it is prohibited to copy the photos or descriptions of the properties in order to publish them elsewhere, and to systematically extract the content of the website in order to republish it or build a competing service.
Crawling of the website by search engines and by the artificial intelligence robots authorised in our robots.txt file remains permitted.

The website links to external services, such as WhatsApp or social networks, and embeds others, such as base maps. We do not control these services: their own terms and privacy policies apply when you use them.
Our destination guides and our events calendar mention, for information purposes, restaurants, beaches, shops, parties and events. Their dates, times, prices and conditions depend on their operators or organisers and may change; a date that has not yet been announced is marked “to be confirmed”.
You may create a link to a page of the website, subject to three conditions: the page must open as it is, without being embedded in another website; the link must not suggest a partnership that does not exist; it must not harm the image of The Selection.
By using the website, you undertake to comply with the law and these terms. In particular, you agree not to:
Attacks on computer systems are punishable under criminal law.
In the event of a breach, we may decline to act on a request, restrict or block access to the website or any of its services, and take any appropriate action.
We take care over every page and regularly check what we publish. An error, an omission or an interruption of the website nevertheless remains possible.
Indicative information (published rates, calendars, distances, currency conversions, concierge replies) is intended to help you prepare your choice: only the terms that our team confirms to you in writing apply to your booking. If any indicative information turns out to be inaccurate, we will let you know before any confirmation.
To the extent permitted by law, The Selection is not liable for:
Nothing in these terms limits the rights guaranteed to you by law as a consumer, nor our liability where it cannot lawfully be excluded.
Conversely, if misuse of the website causes harm to The Selection or to another person, you will be held liable for it.
Questions of liability relating to a booking or a stay are governed by the general booking terms; those relating to a concierge service, by the proposal sent to you.
Even when you simply browse the website, certain technical data is processed, such as your IP address: it is used to display your language and currency, to secure the forms and to load certain content.
When you write to us, send a pre-booking, use the concierge or subscribe to the newsletter, we also receive the information you provide to us. We never sell your data.
The privacy policy explains what data we receive, why, with which service providers, how long we keep it and how to exercise your rights.
Its “Cookies” section describes the information stored on your device and our audience measurement tools: an anonymous count of visits, without cookies, and Google Analytics, activated only if you accept it.
We may amend these terms, for example to reflect changes to the website, our services or regulations. The date of the last update appears at the top of this page.
The applicable version is the one online at the time of your visit. A request already sent remains governed by the version in force at the time it was sent.
These terms are governed by French law. If you are a consumer, this choice does not deprive you of the protection afforded to you by the law of your country of residence.
The French version is authoritative; translations are provided for your convenience.
In the event of a disagreement or complaint, please write to us first: we will work with you to find an amicable solution.
If you are a consumer and your written complaint to our team has not been resolved, you may refer the matter free of charge to a consumer mediator, no later than one year after that complaint (articles L612-1 et seq. of the French Consumer Code).
If no amicable solution is found, the dispute may be referred to the competent court.
